Tarmac (or asphalt) is still the default finish on many UK driveways because it looks familiar and costs less on day one. But price on day one is the wrong number to look at — a driveway is a 20-year decision. Here is how tarmac and resin bound surfacing actually compare when you own them for the long term.
Appearance and kerb appeal
Tarmac is essentially one colour — black, fading to grey-brown as UV strips the surface binder. Resin bound offers dozens of natural aggregate blends, so the driveway can be tuned to your brickwork, render or Cotswold stone. On a valued home, that difference is easily worth several percent on resale.
Lifespan and surface failure
A well-laid tarmac drive lasts 10–15 years before the surface course dries out and starts to crack and shed fines. UV damage causes the classic grey, powdery look. A correctly installed resin bound drive with a UV-stable aliphatic resin lasts 20–25 years without changing colour.
Tarmac also softens in hot summer weather, allowing car jack feet, motorbike stands and heeled shoes to punch permanent indentations. Resin bound is dimensionally stable up to well above UK summer temperatures.
Drainage and planning
Tarmac is impermeable. Front-garden drives over 5m² require either planning permission or a drainage scheme (soakaway, channel drain or permeable border). Resin bound, laid over a permeable base, is fully SuDS compliant and needs no planning permission — a genuine saving in cost and time on many projects.
Total cost of ownership
Tarmac is 30–45% cheaper per square metre to install. Over 20 years you should budget one resurface plus regular sealing, patching around utility covers and edge repairs — which typically closes most of that gap. Resin bound has a higher up-front cost and effectively no scheduled maintenance beyond an annual jet wash.
